Do a short monthly walk-through
Look for changes rather than trying to perform a professional inspection. Check under sinks, around toilets, near the water heater, and along ceilings for moisture. Listen for running toilets, unusual equipment sounds, and alarms that need attention. Review filters and other recurring items according to the equipment instructions.
Spring and summer priorities
After winter, look for damaged screens, loose exterior materials, blocked drainage, and signs that water is collecting near the foundation. Clean and inspect outdoor living areas before heavy use. Prepare cooling equipment according to its manual and keep outdoor units clear without damaging them.

Fall and winter priorities
Before cold weather, prepare heating equipment, protect outdoor plumbing as appropriate for the climate, and check that gutters and drainage paths are clear. Inspect weatherstripping and replace damaged material. Schedule qualified service for combustion appliances, electrical concerns, roof work, or anything requiring a ladder beyond your comfort and training.
Keep one maintenance record
Save dates, model numbers, warranties, filter sizes, paint colors, service receipts, and photos in one folder. A record prevents duplicate purchases and helps a professional understand what changed. Add repeating reminders for tasks that genuinely apply to the home rather than copying an oversized generic checklist.
Choose one 20-minute maintenance block each month and one longer check at the start of every season.
